Dispossessory filings are per case and include drafting, county filing fees, FasTrak e-filing and service by the fastest method available in each county. Private process service is provided as a courtesy of Lusso Risk, Inc. where permissible.

Billed per minute with a 90-minute minimum. Our rates and staffing reflect years of field experience; the large majority of set-outs finish within 90 minutes. Larger properties, heavy contents or on-site conditions can extend service; additional time is billed by the exact minute at the same labor rate. Time begins when the crew arrives on site and ends when the marshal calls the service complete and the crew has departed.

Fixed rates; Corporate Rate discounts do not apply. Applies only when requested or included by default in your contract. Billed per minute with a 90-minute minimum. Time begins when officers make contact and ends when the marshal calls the service complete and officers have departed. Expedited+ scheduling remains subject to authorization and availability.

Fixed, non-negotiable fees. One admin fee applies per set-out: $29 for completed service, or $199 for the applicable cancellation window. They are never charged together. Set-outs cancelled 7 days or more before the committed time carry no charge.

A cancellation under 12 hours or a service called off on site is treated as completed and carries the $29 completed-service fee plus applicable labor. Time beyond 90 minutes is billed by the exact minute.
Committed time is the service date and start time confirmed by Lusso with the client. All windows are measured from that time. Rescheduling is treated as a cancellation under the same rules.
